Our guiding principle is always to manage your property the way we would manage our own rentals.

At Ralston Team Properties, our team of hand-picked experts and our years of experience in property management throughout the South Bay and East County have taught us what works, and what doesn’t. We use that knowledge to help you get better results – while eliminating the headaches that are so common for investment property owners and for tenants.

Both owners and tenants appreciate our approach. We make investment property ownership simple and profitable. We streamline renting – placing most services online, including owner statements, rent payments and maintenance requests. Our team excels at balancing the needs of owners and residents, creating arrangements that serve everyone involved.

We focus our residential management services in Chula Vista, Bonita, South San Diego, Imperial Beach, Paradise Hills, El Cajon, La Mesa and the surrounding areas. Whether you own investment properties in the area, or are in the market for a rental, you have come to the right place.

Meet Our Team

Erin Ralston Owner/Broker

Erin was born in Sheboygan, Wisconsin but after earning her degree from the University of San Diego, she knew she’d never leave the sunshine and palm trees in Southern California for winter in the upper midwest. She subsequently went on to earn her paralegal certificate and real estate broker's license. When Erin’s not in the office, she likes to spend time with her two grown sons and husband Casey, riding her horses Jessie and Bailador, practicing yoga, and grazing/sipping her way through new restaurants and wine bars in San Diego.

Casey was born in Cedar Rapids, Iowa where he spent a good portion of the year (mainly the cold part) dreaming of the beaches and palm trees of sunny Southern California. In 1999 he followed his dream and made the move to San Diego. He obtained his real estate license shortly after in 2003.

Now that he’s firmly planted somewhere sunny and warm it can be tough getting him to leave. His idea of the perfect vacation often centers around sticking close to home, cycling, surfing, driving his 1971 Volkswagen Bus around town with Erin and enjoying all the beach-y awesomeness of their adopted hometown, Imperial Beach.

Victoria Garcia Assistant Property Manager

Victoria is a San Diego native and a graduate of Bonita Vista High School (Home of the Barons, Class of 2010). After high school she earned an Associates Degree in Business Administration as well as her California Real Estate License. As the Assistant Property Manager, Victoria oversees all aspects of the rental process, from ensuring that properties are ready for move in to overseeing maintenance projects to ensure that they are completed quickly and competently.

When she’s not at work Victoria spends time with her dog Marley and her betta fish, Barney. Her tastes range from high-brow (her favorite film is the Robert De Niro directed A Bronx Tale) to the not-quite-so high-brow (she likes to watch “Hoarders” and then CLEAN!).

Vanessa Flores Tenant Services Coordinator

Vanessa is also a California native, born in Torrance and growing up in Long Beach, she now lives locally here in Chula Vista. She’s always had a flare for the arts attending the Renaissance High School for the Fine Arts in Long Beach where she enjoyed costume design. She also has a mind for business having earned a certificate in Office Administration from San Diego Job Corps. As the Tenant Services Coordinator Vanessa puts both her mind for details and her creativity to work to make sure that maintenance issues are tackled quickly, keeping tenants happy and comfortable. When asked what her favorite food is, she says “Mom’s enchiladas”…always the right answer.

Christian Swadener Field Services

Christian is a student at San Diego State University, and a San Diego native. He attended high school at Eastlake High in Chula Vista where he participated in marching band in the clarinet section for all four years of his high school career. When he’s not studying he enjoys spending time with his roommates and playing video games. As the Field Services representative Christian is in charge of delivering important notices to properties, verifying completion of maintenance and make-ready projects and overseeing many of the out-of-office aspects of property management. While he is both a California burrito and a fish n chips connoisseur (having sampled the fish and chips of at least 5 different states) he counts sushi as his favorite food.

Jennifer Stepp Leasing Coordinator

A proud Chula Vista native, Jennifer Stepp started her career early on working with people in customer relations positions and continues to use her sparkling personality to help new residents navigate the showing, application and move in processes as the leasing coordinator. When Jenn isn't providing service with a smile, she enjoys spending her time outside with her husband as they take cruises around the South Bay on their tandem bike. In between bike rides, Jennifer loves to Facetime with her son who recently flew the nest and lives in LA pursuing his creative dreams. Also holding a culinary degree, Jennifer loves to show off her skills in the kitchen by cooking meals for her family, creating her own recipes and entertaining friends (dishwashing not included).

She’s our mascot, she’s our spirit animal, she’s been known to make appearances at the office (on Frances Fridays) and she is in charge of fetching all of our rental pricing information.

Frances was rescued from a shelter by Labrador Rescuers and adopted by Casey and Erin in August of 2018. She likes long walks, sometimes on the beach and sometimes just around the block.

She enjoys Lamb and Brown Rice for breakfast and dinner (and any other time, really) and Italian Cinema.
